Rates: 12% interest only paid on a monthly basis.
Borrowers: Specializing in loans to foreign nationals.
Loan Term: 6 months to 3 years.
Property Types: Apartment buildings, taxpayers, condominiums and cooperative apartments held for investment, retail strips, office buildings.
Type of Mortgage: First Mortgages or Deed of Trust.
Loan‑to‑Value: Up to 60%
Personal Guarantees: Required
Prepayment Premium: None
Yield Maintenance: None
Geographic area: New York,
New Jersey, Connecticut, Florida, Texas, North Carolina, Tennessee.
Application Fees: $300+.
Origination Fees: 3% (Includes all brokerage fees to all third parties). 1% paid at signing of the commitment letter and the remainder to be paid, generally, out of loan proceeds at closing.
Closing Timetable: We can close within 15 days after receiving an executed Term Sheet, the Fees, a completed underwriting package and title report.
